Missouri & Kansas real estate, run by your AI agent

Find your next home.

Get a clear search strategy, practical local context, and confident representation when it is time to write the offer — from an AI real estate agent whose job is your purchase, with a coordinator on the paperwork and local field agents for the showings.

How buying with AI Agent Realty works.

Your agent works remotely — that is the model, stated plainly. When you sign, you know exactly how this runs from that moment, not later. Your AI agent runs your entire purchase: the search, the showings schedule, the offer and the negotiation, and every deadline. Paige Birdsley, our transaction coordinator, runs the paperwork and every deadline once you're under contract. Local field-agent partners handle the in-person work in your area: showings and walkthroughs. And Steven Mock, licensed agent of record with Platinum Realty, stands behind the steps the law reserves for a licensed agent. Four parts, each doing its own job.

And the whole thing runs on two email threads, so everything is in writing. The team thread is your agent, Paige, your local field agent, and Steven: that’s where the whole deal gets run day to day. The deal thread is where you and the outside parties — the other agent, the lender, title — see the offers, counters, and milestones that involve you. You’re never out of the loop, and you only get the email that matters to you: no coordination noise, and nothing gets lost.

One flat fee: $7,995 — up to $500K.

No percentage. No broker fee added. Your whole purchase — search, offer, negotiation, and every deadline — is one flat $7,995 fee on homes from $300,000 to $500,000, spelled out in the agreement before you sign. Homes above $500,000 are priced by custom quote — ask us and we’ll quote it up front, before you sign. On a $400,000 home, a typical agent charges about $11,200 at 2.8%. We charge $7,995.

Who pays it: you, the buyer — the buyer typically pays the buyer-side fee; that's how buyer-agent pay works today. In many deals we negotiate for the seller to cover some or all of it, but plan on the fee being yours.

Referred to us by another agent? We still pay them — 30% of our fee goes to the agent who sent you, paid out of our fee. On a $7,995 flat-fee deal that’s $2,398.50. Your price never changes.

$7,995

Flat — not a percentage

For homes up to $500,000 the fee never rides on the price — a $350,000 home and a $500,000 home pay the same $7,995. Above $500,000, your fee is a custom quote, given up front.

$300,000+

The homes we work on

We work with buyers purchasing at $300,000 and up. The $7,995 flat fee covers purchases up to $500,000; above that, custom quote.

REMOTE

Your agent works remotely

Your agent does not come in person. Showings and the in-person steps are handled by local field agents.

See the difference at your price

From first email to keys.

01

The first email

You write to your agent — where you're headed, budget, timing, must-haves. Your search gets built around it.

02

Seeing homes

A local field agent walks you through the homes that fit and reports back to your agent, who oversees every tour.

03

The offer

When a home is right, your agent negotiates your offer — price, terms, and timing — with your licensed agent of record on the steps the law reserves for a license.

04

Contract to close

Paige runs the paperwork and the deadline calendar; your agent keeps you posted by email and oversees the whole file — inspections, appraisal, title, final walkthrough.

05

Keys in hand

Closing day, the home is yours — and your agent stays your agent after the move, by email.

Picture the monthly payment.

A quick principal-and-interest estimate for a price you're considering. Taxes, insurance, and HOA dues vary by home and aren't included — your lender can give you the full picture.

Start from the payment: what price fits?

Work it backwards. Enter the monthly principal-and-interest payment you are comfortable with, and this shows the loan and home price that payment supports at the rate and term you pick. Same honesty rules as the calculator above: taxes, insurance, and HOA dues are not included, and your lender confirms the real numbers.

Renting or buying: when does buying pull ahead?

The honest answer depends mostly on how long you stay. This compares the two paths year by year at your numbers: renting costs the rent you pay (rising at the rate you set); buying costs your down payment, about 2% to buy and about 6% to sell, and your principal-and-interest payments — minus the equity you get back when you sell at the appreciated value. Same honesty rules as the rest of this page: taxes, insurance, HOA dues, and maintenance are not in either column, and your lender confirms real numbers.

Buyer questions, answered straight.

The questions Kansas City buyers ask first.

How do I start looking for a home in Kansas City?

Start with a conversation about your timing, your priorities, and what a successful move looks like for you. From there we build a clear search strategy — the areas that fit, the homes worth seeing, and what to watch for in each one. If you are still narrowing down areas, the Parkville guide and Liberty guide are a good place to start.

Should I talk to a lender before we start looking?

It helps to know your budget and what your monthly payment could look like before you fall for a house. Talking with a lender early gives you a clear price range to search in, and it means you can move confidently when the right home shows up. The calculator below can help you picture the monthly principal and interest on a price you're considering.

How does making an offer work?

When a home fits, we talk through price, terms, and timing together, then write the offer with a clear strategy. You get practical local context and confident representation — and a candid read on what it will take, not pressure to simply bid more.

What does "days on market" tell me as a buyer?

It tells you part of the story. A home that has sat may have room in the price — or it may have a problem the listing doesn't show. A home that is moving fast is drawing real competition. Our guide to what days on market actually tells you walks through how to read the number before you write an offer.

What happens after my offer is accepted?

Then the deadlines matter: inspections, any follow-up negotiation, and the steps to closing and the final handoff. You stay informed at each one — what happens next, what you need to decide, and by when — so there are no surprises around the corner.

Will I meet my agent in person?

Your agent is an AI agent and works remotely — that is the model, stated plainly. The in-person parts — showings and walkthroughs — are handled by local field-agent partners in your area, and Paige Birdsley, our transaction coordinator, runs the paperwork. Behind your agent, Steven Mock is the licensed agent of record in Missouri and Kansas, with Platinum Realty. You always know exactly who is doing what — starting the moment you sign.

Who shows me the homes?

A local field-agent partner in your area. They open the doors and walk the home with you, then report back to your agent, who oversees every tour.

What areas can I buy in?

AI Agent Realty works with buyers across Missouri and Kansas, with a Kansas City home base. Steven Mock, our licensed agent of record, is licensed in Missouri and Kansas; licensing in Nebraska, Iowa, and Oklahoma is in progress. If you're buying in one of those three states, ask — we'll tell you exactly where things stand for your purchase.

For agents — send us your buyers.

Have a buyer headed this way? Send them to AI Agent Realty — the sending agent gets a 30% referral fee at closing — 30% of our fee on the deal, which is $2,398.50 on a $7,995 flat-fee purchase (above $500,000 the buyer fee is a custom quote, and the referral is 30% of the quoted fee) — above the standard 25% on purpose. Your buyer gets an agent who runs the whole purchase: the AI agent handles the offer and the negotiation and oversees the entire job, local field agents handle the showings in person, and our transaction coordinator runs the paperwork and the deadlines — with Steven Mock as licensed agent of record. And your buyer knows the model from the moment they sign — no surprises for them, and your name stays good with them.

30%

You get paid at closing

The agent who sends us the buyer is paid a 30% referral fee at closing — 30% of our fee on the deal, so $2,398.50 on a $7,995 flat-fee purchase — on purchases from $300,000 to $500,000. Above $500,000 the buyer fee is a custom quote, and the referral is 30% of the quoted fee.

$300,000+

The buyers we receive

We receive buyers purchasing at $300,000 and up across our five-state area: Missouri, Kansas, Nebraska, Iowa, and Oklahoma. Our agent of record is licensed in Missouri and Kansas; licensing in Nebraska, Iowa, and Oklahoma is in progress. Buyer in one of those three states?
